Aertgeerts is a regionally operating construction company with approximately 40 employees, specializing in service & maintenance and renovation and transformation projects. The company works for housing corporations, property managers, and (semi-)governmental institutions, among others, and has built a strong position in South Holland since 1931.
The reason for the process lay in the desire to allow the company to grow further and to position it as future-proof in a consolidating real estate maintenance market. Economies of scale, chain integration, and increasing project complexity make it increasingly important for an organization to have sufficient decisiveness and capacity.
The challenge
The process involved a combination of substantive complexity, shareholder dynamics, and strategic choices regarding the company's future direction.
At the same time, the internal organization required further professionalization, particularly concerning project administration and knowledge retention. A careful approach was necessary to provide direction to the process and to involve all stakeholders in the decision-making.
Beyond the deal
Maasdael supported in exploring strategic options, substantiated with financial scenarios and discussions with parties. We prepared an information memorandum with a clear strategic and financial analysis and guided the due diligence process and the SPA negotiations.
The process was successfully completed with the merger of Aertgeerts with Heko and SW Vastgoedverbetering into Koestr Vastgoedverbeteraars. This has resulted in a strong integrated organization with a broader range of services and a strengthened regional position.

The transaction fits within clear developments in the property maintenance sector, where scaling up, supply chain collaboration, and sustainability are becoming increasingly important. Clients are looking for partners who can provide comprehensive unburdening and operate on a larger scale.
