Leisure

Resort Land & Zee is a holiday park on the Zeeland coast with an integrated offering of hotel rooms, holiday homes, camping facilities, food and beverage outlets, and meeting locations. The resort is situated in a unique location on the Brouwersdam, directly behind the dunes and a short distance from the beach.

The process was prompted by the buyout of a co-shareholder. This required a carefully substantiated valuation that did justice to the position, investment plans, and future expectations of the company.

The challenge

The complexity lay particularly in the shareholder dynamics and determining a balanced valuation. Different interests and perspectives, including with regard to forecasts and investment plans, made it important to arrive at realistic and well-founded starting points.

Precisely because of this, objectivity was essential. A valuation had to be not only financially defensible, but also usable as a basis for discussions between the parties involved.

Beyond the deal

Maasdael supported the preparation of realistic forecasts for the profit and loss account and the investments. On this basis, we prepared a well-founded valuation. The valuation report brought structure and objectivity to the discussions between the shareholders.

The process led to a mutually agreed solution in which one shareholder bought out the other. For those involved, this meant a clear conclusion to an intensive process, with a solution that did justice to the various interests.

The value of sector knowledge

A valuation within a shareholder context requires more than just financial analysis. Particularly with companies involving real estate, investment plans, and operational dependencies, it is crucial to make assumptions transparent and carefully substantiate scenarios.

This case demonstrates how a valuation can help guide decision-making when financial, operational, and personal interests converge.
